Full Interior Gut Renovation

A comprehensive interior gut renovation was executed to allow for complete design control and modernization of the unit. By removing all outdated finishes and concealed systems, we created a clean foundation for a fully reimagined layout.

Structural & Mechanical Challenge

During demolition, concealed HVAC ductwork was discovered within the bathroom drop ceiling. Removing the drop ceiling would expose ductwork, while lowering the ceiling would reduce perceived ceiling height — unacceptable in a compact investment unit.

Our team engineered a custom framing and drywall solution to conceal the duct while preserving ceiling height and maintaining a clean, modern aesthetic.
